Rules and Regulations

All persons in the Pick-up and Delivery Facility must comply strictly with the Rules and Regulations of the Pick-up and Delivery Facility, and Lessor may remove any person who violates any of the Rules or Regulations of the Pick-up and Delivery Facility.
No disorderly conduct or boisterous talking by any person will be allowed in the Pick-up and Delivery Facility, nor shall idlers, loungers, peddlers, or disorderly persons be permitted to remain in or around the adjacent sidewalks of the Pick-up and Delivery Facility.
The use of any spark, flame, or fire-producing device is prohibited in the Pick-up and Delivery Facility, unless specific consent to the use thereof is given by Lessor.
Lessee shall keep the Premises, inside and outside and the floor underneath and in front thereof in a clean and sanitary condition at all times and dispose of all trash, garbage, rubbish, and other waste at the close of business each Pick-up and Delivery Facility day, in a manner satisfactory to Lessor and the Department of Health.
Lessee shall not occupy more space than is allotted to it or enlarge its stall or encroach upon or obstruct passageways, or place any inventory, palettes, equipment, trash, trash containers, carts, storage containers, or any other item(s) in adjacent aisles or passageways, without the prior written approval of Lessor.
Any advertising by Lessee which, in Lessor's opinion, impairs the name of the Pick-up and Delivery Facility, upon notice from Lessor, shall immediately be discontinued.
Lessee shall not alter its Premises, absent written permission from the Lessor, and then only in accordance with the terms and conditions of the Lease.
The handling of freight in the Pick-up and Delivery Facility shall be done in a manner which will minimize disruption of Pick-up and Delivery Facility operations.
Lessee will be present for any food/supply deliveries and will place all items in their appropriate location promptly
In the event that Lessee desires that Lessor give Lessee's contractors access to the Pick-up and Delivery Facility outside of Business Hours, Lessee shall submit such request to Lessor at least twenty-four (24) hours in advance.
Lessee will ensure that its adjacent aisle ways are clear of water (regardless of its source) at all times, so the passage of pedestrians is as safe as possible.
No power tools may be used in the Pick-up and Delivery Facility past 7 pm. Please speak to the property manager prior to starting any work in your suite
Lessor and its management and security staff have the sole authority to enforce the Rules and Regulations.
If Lessee's cooking operations produce grease-laden vapors, it will follow the provisions of National Fire Protection Association Standard 96, or such other standards as Lessor may from time to time designate for the installation and operation of cooking equipment.
There shall be no smoking in the Premises or any other portion of the Pick-up and Pick-up and Delivery Facility.
Lessee shall not install or operate any juke box, video terminal or display, video game, vending machine, lottery machine, or any similar device within or adjacent to the Premises. In the event Lessee shall desire to install a video terminal or display for the sole purpose of promoting the sale of items permitted to be sold from the Premises, Lessee shall submit such proposal (along with a reasonably sufficient description of the dimensions, style and design of the video display, as well as the proposed content of such video material) to Lessor, and Lessor shall determine whether or not to approve such proposal, in Lessor's sole discretion.
Lessee shall participate in the Pick-up and Delivery Facility’s gift card program, accepting Pick-up and Delivery Facility gift cards issued by the Lessor for payment of any purchase. Lessee shall comply with the Pick-up and Delivery Facility’s gift card program policies and procedures, as they may be amended by Lessor from time to time.
Lessee shall not alter its Premises, absent written permission from the Lessor, and then only in accordance with the terms and conditions of the Lease.
Lessee must comply with all local, state and federal employment laws.
Lessee must maintain their suite in a safe, secure and sanitary condition, adhering to all regulations set by local, state and federal agencies.
Lessees' cooking and preparation operations must be contained to their rented space.
Lessee shall adhere to all food safety rules and regulations set by the local Health Department.
Lessee will cook or prepare food at the Pick-up and Delivery Facility for the sole purpose of being sold through Deliverect, ChefSuite’s Virtual Food Hall, or other pre-approved outlets.
Lessee will remove and properly dispose of all trash in their suite, at the end of each day.
Lessee will only dispose of cooking oil through the oil removal system or a method that is approved by the health department
Lessee will keep the designated cold storage space clean and organized.
Lessee shall not claim any property, whether it physical or intellectual, belonging to another tenant.
Lessees’ are prohibited from harassment, in any form, of any person working in or visiting the ChefSuite facility.he world. Whatever it is, the way you tell your story online can make all the difference.
